EPC UPDATE IN THE RENTAL SECTOR

What are the changes to EPC requirements?
The government's target across the rental sector is that all EPCs are a C by 2030. They're calling this Minimum Energy Efficiency Standards (MEES).
If you believe you're exempt and your property doesn't require an EPC (for example a listed property) you must register any properties that qualify on the PRS Exemptions Register. It is important to note that an exemption lasts for five years.

What does an EPC look like?
It's a little coloured chart which shows how well the property is rated in terms of energy efficiency. Best is A (dark green), Worst is G (bright red).
Always ask to see the property's EPC.

If the cost of upgrades exceeds £3,500 including Vat you can apply for an exemption but only once you have spent this either from your own money or a grant. PRS Exemptions will need proof of this being spent before issuing an exemption.

What if the Landlord says they don't have an EPC?
It's LAW to have an EPC if your house is being rented or sold. It provides documentary evidence of how much it costs to heat, light and provide hot water. The higher the rating, the more energy efficient the home is and the lower the fuel bills are likely to be.


What if I don't have an EPC for my property?
You can arrange for an assessor to come and give your home a rating.

What if I don't get my EPC for my rental property to a C by 2030?
Unfortunately if you're found to have a EPC lower than a C after 2030 and the Government find out you will be financially penalised.
